The program that I use allows me to provide a number of related services, details of which are set out below:

 

SAP RATINGS (TER & DER) 2006 & 2010

                                                                                                     

To calculate the SAP Rating for a property most of the information I require is found on the plans and specifications which should include floor plans, sections and construction details including the make of the preferred insulation. The site orientation in relation to North is also required. Other specific information that is essential would be the type of the proposed heating including fuel (it is not necessary to state the actual boiler at this stage). If provisions are being made for secondary heating I also need to know what type of heating this is to be as it can have a major effect on the DER rating.

                                                                                                                                                   A Target Carbon Dioxide Emission Rate (TER) and a Dwelling Carbon Dioxide Emission Rate (DER) have to be calculated prior to the Building Regulation drawings being submitted to Building Control. The DER cannot be greater than the TER and to achieve this some element U-values may have to be adjusted and this is why I need details of the preferred insulation. After completing the TER & DER calculations a checklist will be provided which provides the Builder with the necessary vital information, which he should adhere to, so that the final as-built DER is still lower than the TER. Any changes that he may want to make should be checked first on the programme to make sure that the DER is still acceptable.

 

Following completion of the project I need to produce the “As-Built” calculations to prove that the dwellings still achieves a pass. To do this I will need copies of the boiler report and the pressure test result plus details of any solar panels etc that have been fitted. Once the “As-Built” calculations have been produced these can be used to obtain an Energy Performance Certificate which is now required for all new build dwellings.

 

To obtain the EPC I will also require the full postal address of the new dwelling as this is used to obtain an unique registration number for the dwelling.

SAP RATINGS 2001

 

To provide SAP ratings for dwellings submitted to Building Control prior to April 2006, I require all the details as stated above except that usually a pressure test will not be required.

 

EXTENSIONS

                                                                              

All extensions to existing dwellings now require SAP calculations and there are two main types of calculation:

 

Area Weighted U-value calculation

For small extensions where the glazed area is below or just greater than the allowable area (25% of the new floor area plus the area of any existing openings that have been covered by the new extension) an Area Weighted calculation is usually sufficient. This method requires that the calculated average U-value for the new extension does not exceed the calculated average U-value for a Notional Extension that complies with SAP 2010. This method allows a trade off between the differing elemental components of a building. The information required is similar to the SAP rating but in this case the heating system is not included.

 

Whole House Calculation

 

If an Area Weighted calculation fails to produce a satisfactory result (usually because of excess glazing) or if the extension and alterations to the existing dwelling are quite substantial then the only way to produce a satisfactory result would be to provide a whole house calculation for the existing dwelling plus a Notional extension which complies with SAP 2010 and a further calculation of the dwelling plus the Proposed extension together with any improvements planned for the existing dwelling. For the extension to pass, the CO2 emission rate from the dwelling with its Proposed extension should not be greater than that of the dwelling plus the Notional extension.

 

ENERGY LOSS

                                                                               

When using ground heat systems and for various other reasons, it is necessary to find the total heat loss from the property in order to design the heating system. Using the same information as for the SAP rating it is possible for me to provide paperwork showing the heat loss through the various elements of the building and therefore the total heat lost through the structure.

 

U-VALUE CALCULATIONS

                                                                                  

The program also allows me to calculate the U-value of any wall, floor or roof element. It can be used as a stand-alone piece of software to build up construction details so that you know they will achieve the required standard or it can be linked to the SAP calculation so that the correct U-values can be obtained when calculating the SAP (TER & DER). This is especially useful when working on conversions where you are required to bring existing walls up to the new standards.

 

 

COSTS

 

The following costs cover the vast majority of standard houses, bungalows and flats but for larger dwellings or dwellings with a complex design I will normally have to provide a quotation following receipt of the drawings:

 

SAP 2002 Ratings

This covers all dwellings which were submitted to Building Control prior to April 2006.

Standard 3 bed bungalow/house up to 200m2                                       £90

 

For the above you will receive a laminated Site Notice and a Building Compliance sheet to satisfy Building Regulations.

 

If an Energy Performance Certificate is required the calculation will have to be converted to the SAP 2006 before it can be submitted to Landmark and this will cost an additional £35.

 

Where you have multiple properties with an identical footprint and design (which can be handed) I am able to reduce the cost of the 2nd and subsequent properties to £30 each but only for the “As-Built” calculations. For savings on additional dwellings which have the same construction details but a different footprint I would have to see the drawings before providing you with a quotation.

 

SAP 2006 Ratings

This covers all new dwellings in England, Wales, Scotland and Northern Ireland.

As-Built calculations for a standard 3 bed bungalow/house up to 200m2          £100

As-Built calculations for small Barn Conversions                                               £150

 

Where amendments are required during construction due to changes in materials etc I will try not to charge for minor adjustments but if they involve major re-calculation I will have to charge a minimum fee of £30.

 

If an Energy Performance Certificate is required this will cost an extra £30 per dwelling.

                            

Where you have multiple properties with an identical footprint and design (which can be handed) I am able to reduce the cost of the 2nd and subsequent properties. For these and savings on additional dwellings which have the same construction details but a different footprint I would have to see the drawings before providing you with a quotation.

 

SAP 2010 Ratings

This covers all new dwellings in England, Wales, Scotland and Northern Ireland.

Design calculations for a standard 3 bed bungalow/house up to 200m2          £110

Design calculations for small Barn Conversions                                               £160

Area Weighted U-Value calculation for a small extension                                  £80

Whole house calculations for extensions                                                           £160

 

Where amendments are required during construction due to changes in materials etc I will try not to charge for minor adjustments but if they involve major re-calculation I will have to charge a minimum fee of £30.

 

Following completion of the construction:

If only an “As Built” Compliance sheet and a Predicted Energy Assessment is required this will cost  £20

But if an Energy Performance Certificate is required this will cost £30 per dwelling and an “As-Built” compliance sheet will be included with the paperwork.

                            

Where you have multiple properties with an identical footprint and design (which can be handed) I am able to reduce the cost of the 2nd and subsequent properties to £35 each for the Design calculations. For savings on additional dwellings which have the same construction details but a different footprint I would have to see the drawings before providing you with a quotation.

 

 

NB

I’m sorry but due to the current financial climate and the fact that I have to pay for the EPC’s, payment for the calculations will have to be received before any compliance sheets or certificates are released. As soon as I receive the drawings I will assess the work and send out an invoice with a payment date showing when the documents will be ready for sending by post or email. Payment will have to reach me by that date before the documents to be released.
